The Primary role of a Project Manager is to oversee and follow through, all the details concerned with planning a project and seeing it through to completion. In the case of building a house or Extension, this would include all the details involved with constructing the building shell and the interior finishes, along with all the service connections, driveways / paths & gardens, in fact there isn’t much left out that a Project Manager doesn’t cover.

A Quote with a Difference
Acting as Self Build Consultants, Self Build New Homes have many ideas and ways of saving you money on your Build, we can offer your usual "Builders Quote" with our House Builder or NHBC Builder covering the full price (all included) for building a new House or Extension like most Builders!, However we do have an alternative idea:-

We would like to offer you an alternative Quote, with a Project Management Service charging only a small "fixed fee" for Managing the Project from start to finish, where it allows you to:-
1. Keep full control of your Build
2. Have Materials and Finishes the way you want them!
3. Know every cost in your build
4. Save thousands of Pounds by Building at Cost!
5. Only Pay out money as you see the work progress
How it Works
Using our knowledge and experience we would first estimate your "Total Build Cost" for you, pointing out the various elements in your Construction likely to be expensive and how we would reduce them without compromising build quality or speed, (usually at this stage we show several costings people have missed in their own idea of a Budget), we would also suggest a program of works to a time schedule from start to completion showing how long it would take for your Project to complete. We would work throughout the build to reduce costings further using our discounts with Supply Merchants and reliable Sub Contractors who we use on a regular basis. This kind of arrangement enables the Client to Build at the same price as a Builder,.... at cost!.
Client's do save money by paying only one fee for a Project Manager to use his/her experience, knowledge and contacts to plan the build for you, we will order and check materials, organise the workforce include getting all the Sub Contracter's jobs done at cost and in a timely fashion without cutting any corners! and monitor all stages of the build.
We would Manage all the Planning aspects of your build, Materials, Workforce, Sub Contractors, Construction, Inspections...in fact everything and anything to do with the build, leaving you free to perhaps plan your kitchen/Bathrooms layouts and/or finishes etc. and/or get involved with other aspects of the build should you wish.

What does the Project Manager gain?
A Project Manager should only charge a modest and affordable fixed fee (of which the cost would ultimately pay for itself), he/she would not gain anything by using cheap materials or cutting corners on a Build! (especially like Myself being NHBC Registered with a reputaion to keep) their role is to plan/co-ordinate/ order the materials and organise other people to do the work and keep a check on them and their work!.
The gains for a Project Manager on a fixed fee is knowing they have a regular monthly income for 4/5 months and they do not have to make the same outlay of money Builders have to make. They often have more than 1 or 2 sites running at the same time utilising work forces (and their prices for having bulk work) from multiple sites which also benefits your site, so the savings in time and money (and not having construction mistakes) a Project Manager will make in your Construction schedule and budget will more than pay for their Services and you will have peace of mind that the work has been done correctly and for the best price and has not been rushed!.
Did you know about VAT back on New Build's?
On New House builds, we can also provide a service where we help you reclaim the VAT back on all the materials used to build your new house, this can be somewhere between £8k/25k on a typical build! which would more than pay for our Project Management Service (effectively giving you our Services for free and probably some change back from the VAT!).
** VAT is going up to 20% in January! thats almost a fifth of your material cost to reclaim! **
