     The Primary role of a Project Manager is to oversee and follow through, all the details concerned with planning a project and seeing it through to completion. In the case of building a house or Extension, this would include all the details involved with constructing the building and the interior finishes, along with all the service connections, driveways / paths & gardens, in fact there isn’t much left out that a Project Manager doesn’t cover.

 

 

 Self Build New Homes offer various Management Services for anyone requiring a Site or Project Manager, we can take care of Planning your build and Supervising all aspects of a site from Personal/Staff Managment to dealing with CDM (Construction Design & Management), Planning, Regs and many more details involved with building a residential development. Also, being NHBC registered means we have gained a good track record while building over the last few years, we have been monitored each time by NHBC (and local Authority) Inspectors and have a good working relationship with both.  

 

 

 

 A Quote with a Difference

 

 

         Acting as Self Build ConsultantsSelf Build New Homes have many ideas and ways of saving you money on your Build, we can give you your usual "Builders Quote" covering the full price (all included) for building a new House or Extension like any other Builder!, this usually involves estimating the build cost then adding on a contingency (also known as the Profit part) figure to allow for the unexpected and a reasonable amount of profit, However we have an alternative idea:-



Project Management


               We would like to offer you an alternative Quote, where we offer a Project Management Service charging only a small "fixed fee" for Managing the Project from start to finish, where it allows you to:-

 

                          1. Keep control of your Build

                                                                                  2. Have Materials or Finishes the way you want them done!

                                3. Know every cost in your build

                                                                4. Save thousands of Pounds by Building at Cost! 

                                                              5. Only Pay out money as you see work progress 

 

 

 

How it Works 

 


     Using our knowledge and experience we would first estimate the "Build Cost" for you, pointing out various  elements in your Construction likely to be expensive and how we could reduce them without compromising build quality or speed, (usually at this stage we show several costings people have missed in their Budget), we would also suggest a program of works to a time schedule from start to completion showing how long it would take for your Project to complete. We would continue to work throughout the build to reduce costings further using our discounts with Supply Merchants and reliable Sub Contractors who we use on a regular basis. This kind of arrangement enables the Client to Build at the same price as a Builder,.... at cost!.

 

 We also offer to Manage all the Planning, Workforce, Sub Contractors, Construction, Inspections...in fact everything and anything to do with the build, leaving you free to perhaps plan your kitchen/Bathrooms layouts and/or finishes etc. and/or get involved with other aspects of the build should you wish. 

 

 

 Generally speaking, a Builder  is aiming to make a Profit on a build.  Its common sense to say that  Builders working to a "Price" will make more profit if they spend less time on a job, some Builders may cut corners (poor workmanship, cheap or wrong materials etc.)  to increase profits at the clients expense later down the line, (Not all Builders act this way I'm pleased to say) However Beware, it does happen!

 

 

Client's can save money by paying only a small fee for a Project Manager to use his/her experience, knowledge and contacts to plan the build for you, they will order and check materials, organise the workforce include getting  all the Sub Contracter's jobs done at cost and in a timely fashion without cutting any corners!

 

 

 

What does the Project Manager gain?

 

 

 

       A Project Manager (such as myself) would only charge a modest and affordable fixed fee (of which the cost would ultimately pay for itself) and he/she would not gain anything by using cheap materials or cutting corners on a Build! (especially like Myself being NHBC Registered with a reputaion to keep) their role is to plan/co-ordinate/ order the materials and organise other people to do the work and keep a check on them!.

 

 

 The gains for a Project Manager on a fixed fee is knowing they have a regular (although small) monthly income for 4/5 months, they may have more than 1 or 2 sites running at the same time utilising work forces (and their prices for having bulk work) from multiple sites which also benefits your site, so the savings in time and money (and not having construction mistakes) a Project Manager will make in your Construction schedule and budget will more than pay for their Services and you will have peace of mind that the work has been done correctly and for the best price and has not been rushed!. 

 

 

 

Did you know about VAT back on New Build's?

 

On New House builds, we also provide a service where we help you reclaim the VAT back on all the materials used to build the new house, this can be somewhere between £8k/20k on a typical build! which would more than pay for our Project Management Service (effectively giving you our Services for free and probably some change back from the VAT!).
