However think of the people who have had a New Home or Extension built by a Builder only to find Small (and sometimes BIG!) Cracks appearing around doors or corners in the paintwork or even worse! Finding doors sticking, draughty Windows, damp patches, wierd smells, blocked drains or baths that take ages to drain etc. Any of these problems arising after the builder has gone can cause upset and further expense and you may have a hard time proving who is wrong or at fault.
So what's the Answer?- A kind of Insurance , which you actually also need to get any Finance help (like a Mortgage on the Property when Completed) or Loans for Construction
Guarantee for 10 years after a build, that drains, walls, Ceilings, Plaster work etc. will all remain structurally sound and in a good condition (as you would expect from a new home).They also explain what you should expect to happen in the first 9-12 months of a new Home.

For the Client who just wants the Builder to get the job done, House Builder will give a quote to complete the project from start to finish including Materials.
For the Client who likes to be involved with the construction, the Project Manager can assist, organise and advise to the clients wishes, their role will pay for themselves over the period of the build through effective savings in time, efficiency and Discounts with Builders Merchants/Architects & Engineers earned through repeated use. We also help and show how Vat (Now at 20%) can be reclaimed on certain projects (mainly New House builds), this would be around a 5th of your materials budget cost alone!
