What You need to know when Building an Extension?
Extensions usually require Planning consent to be built unless they fall within a certain distance from the Boundary of your house and/or are less than 3m in size, other considerations can affect decisions however if your circumstances are just right, it may be possible to build under a term called "Permitted Development Rights" which do not require 8 weeks (or more) waiting for a Planning desicion and work can start almost imeadiately.
Other considerations when building Extensions are details like:- Do you need any remedial work to existing walls and foundations?, old houses do not always have footings in the conventional sense, you may find your walls need Underpinning before Extension walls can be added to them, a Structural Engineer usually has to be consulted in most cases for stability solutions/ calculations and depth decisions.
Some of the problems that have to be addressed when building an Extension can be found on the following pages like Underpinning & Chemical DPC Injection, for example:- many old House walls did not have Damp Proof Courses (DPC) installed in them when they were built, quite often outer walls of your house become internal walls after having an Extension built, Damp could rise into the New Extension rooms if the (old exterior) walls are not treated before plastering. Self Build New Homes would address these and any other issues or poterntial problems while building your Extension, see "Rising Damp Problems" to see an example of how we can rectify one of these potential problems.
